Dubai revises Property Investor Residency Visa rules

Dubai has revised residency visa rules for property investors, updating criteria for the two-year property-linked permit.

The minimum Dh750,000 requirement for sole owners has been removed, allowing individual investors to qualify regardless of property value. For jointly owned properties, each investor must hold a share worth at least Dh400,000.

While no formal announcement has been made, the changes were published by the Cube Centre, affiliated with the Dubai Land Department.


Required documents:

Applicants seeking a property-based residency visa must submit:

- Title deed for a property in Dubai (properties in other emirates or DIFC are not accepted)

- Passport copy (valid for more than six months)

- Emirates ID

- A high-quality digital photo meeting ICP standards

- Valid UAE health insurance

- Certificate of good conduct issued by Dubai Police

- National ID (required for applicants from Iran, Pakistan, Iraq, Libya, and Afghanistan)

- The name on the title deed must match the passport. 

Medical insurance is mandatory for all applicants. Eligible investors can also sponsor family members.


Additional requirements:

For mortgaged or instalment properties, applicants must submit an NOC from the bank or developer confirming payments made, outstanding balance, and mortgage details.

For completed properties, proof of at least 50% payment—or Dh375,000—along with a payment statement is required.


The UAE introduced its visa system in 2019 to attract foreign residents and investors, including Dubai’s renewable two-year property investor visa, previously tied to a minimum investment of Dh750,000.
